Ah January. Don’t you just love January? I mean the Birmingham weather can stay home but the feeling of fresh starts and new goals and reflections on another completed year. January just may be the most hopeful month of them all. We should make every month as hopeful as January. Ok not what this post is about. Lol So is one of your goals to buy a Birmingham home this year? A new home? A first home? A second home? A home for your parents? A home for your student? A home for your airbnb hosting dreams? Whatever type of home it is, odds are you’re considering making your purchase this Spring or Summer. Why? Well because that’s when everybody wants to do it. But today I’m not here to advise you to go against the grain and buy right now. Although if you’re already thinking of doing that, I’m sure not gonna stop you :) Because it’s a great idea actually. Who wouldn’t wanna buy when there’s less competition and lower interest rates? But maybe you have your reasons to wait for Spring or Summer. Here’s why you should, at least, choose your team right now…

CHOOSING YOUR TEAM EARLY COMES WITH PERKS. Some pretty sweet perks, might I add. When I say choosing your team, I mean really two people: your Realtor & your lender. These two are going to be your best friends in this process. They’ll help you, they’ll tell you the good & the bad and they’ll look out for your best interest. And if they aren’t doing those things, well then you may consider choosing your team over again. But here’s why choosing these people early comes with perks… once your Realtor and lender know who you are, that you would like to be their client and what your needs & wants are; then we can start our job right away. We can prepare for game time and notify you of anything we think could impact you between now and then. This means things like, the lender reviewing your finances NOW to insure you’re fully prepared to pull off this purchase. And if any changes need to be made to make it possible or just to make the deal even better for you, then there’s time to do those things. For example, maybe paying off a certain credit card would qualify you for a significantly better interest rate. Or maybe there’s a dreaded lost tax return that needs to be tracked down and could take literally two months. Who wants to hear about that on day one of house hunting? Nobody. So find out now. And lenders sometimes know when interest rates are about to rise or loan programs are about to change. So why not have one of these guys on your side even months prior to your purchase? They can alert you of changes that may impact you. And your Realtor, well we wanna know everything! Tell us your hopes & dreams and exactly what you’re working with so we can be on the lookout for anything that just might match. This is the time of year that a lot of home sellers are contacting us in preparation for selling in the Spring. So we know of upcoming listings that you won’t know about. But wouldn’t you like to? First? Before anybody else does? Of course you would. Or maybe you know exactly what neighborhood you’d really like to call home. By giving us this heads up, we can start to specifically reach out to those homeowners. So meet with your Realtor now so he or she can do the best job for you. And don’t worry… this won’t feel like you’ve taken a six week process and turned it into four months. You don’t have to communicate with your team everyday or browse homes nonstop. You just meet with them, nail down a plan plenty in advance and you’ll easily be better prepared than the average homebuyer.
